Join a leading NZX-listed property company at a pivotal stage of growth. This is a rare opportunity to step into a Commercial Manager role, overseeing the financial management of a high-profile, large-scale development project.
The purpose of this role is to provide commercial and financial oversight across the full lifecycle of the development. You will work closely with internal stakeholders, external consultants, and the wider finance team to ensure accurate financial reporting, robust feasibility analysis, and effective stakeholder management.
Responsibilities:
- Preparation of feasibility models, scenario analysis, and investment appraisals (including IRR, NPV, and sensitivity analysis)
- Preparation of project reporting, budgeting and forecasting for the development
- Support the development team with financial analysis for decision making and project optimisation
- Manage internal and external stakeholder reporting requirements, including reporting to the Board and joint venture partners
- Work closely with project teams to ensure alignment between operational delivery and financial outcomes
- Monitor and manage project costs, risks, and contingencies
- Provide commercial input into project contracts, variations, and procurement processes
- Ensure project accounting and reporting complies with internal policies and external regulatory requirements
Core Competencies and Experience:
- Proven experience in commercial finance roles within the property development and/or construction sector
- Strong understanding of development feasibilities, project accounting and capital budgeting
- Excellent stakeholder management skills, with the ability to partner across multiple business units and external advisors
- Strong financial modelling and analytical capability (IRR, NPV, sensitivity analysis)
- CA/CPA qualification preferred
- Ability to work in a fast-paced environment and manage competing priorities
- Experience working on major development or infrastructure projects highly advantageous
This is a contract role based in the Auckland CBD, with flexibility for full-time or part-time hours for the right candidate.
